Use one of our existing floor plans or design your own unique plan to best suit your needs.
We provide all permits from start to finish, our foundations are third party engineered and inspected, as well as our septic systems. We handle all Architectural Control Approval.
We are here for you throughout your home building journey. Here are some specifics to get started. Base Materials. Options and Upgrades are available.
Allowances: Front door, Flatwork (per site conditions), Cabinets, Granite Countertops, Flooring, Bath and Shower Walls, Light Fixtures, Plumbing Fixtures, and Appliances.
Foundation: Engineered post tension concrete foundation with Engineer pre-pour inspection.
Structure: Framing @ 16” O.C., All Ceiling Joists & Rafters @ 16” O.C., 9ft. high plates throughout house. Family Room sloped to 14 ft. @ ridge and Master Bedroom has 10’ tray ceiling. Framing meets Southern Building Code. Framing, Electrical, Plumbing, and A/C Mechanical all 3rd Party Inspected.
Exterior: Hardi-Type Siding, Stucco, and Rock as per Plans.
Roof: 30-Year Dimensional Composition Shingle.
Front Door: 8’ Stain Grade Solid Wood Door. Glass Craft Doors. Craftsman, Speak-Easy, or 6-Lite Style Doors.
Exterior Doors: 8’ 1-lite doors. Built-in blinds at extra cost.
Windows: Vinyl double pane, low-E, single hung windows (white, almond, driftwood). Lower half screens with color matching frame.
Garage Door: Raised Panel 16’x8’ non-insulated, steel garage door.
Garage Door Opener: ½ HP garage door opener with Two (2) remotes and One (1) keypad.
Attic Ladder: One (1) Pull-down attic ladder.
Porch Railing: (Cattle panel insert with cedar structure) or (cedar spindles with cedar structure). Cedar stairs to ground. (Railing only when required).
Grading: Sandy Loam 10ft. from foundation to provide positive drainage and 5ft. around walks and driveway.
Driveway: Per plan
Landscape and Irrigation: N/A
Septic System: Engineered and Inspected. Includes 2 years of maintenance.
HVAC: Engineered 1 System- 14 Seer Heat Pump, Carrier Brand with Honeywell Programmable Thermostat.
Plumbing: Installation of plumbing, sewer, drain, waste and vent; hot and cold-water distribution system (PEX or matching) overhead and the installation of the plumbing fixtures according to code.
Kitchen Sink: Dakota, Genesis Series, Undermount 16-Gauge Stainless Steel Standard Radius (60/40, 50/50, or single). Upgrade to Dakota, Silver Zero, Undermount 18-Gauge, Stainless Steel, Zero Radius (60/40, 50/50, or single).
Disposal: InSinkErator, Badger V, ½ HP. Switch on wall or Push Button Air Switch depending on sink location.
Kitchen Faucet: Moen High Arch Pull Down (Chrome, Oil Rubbed Bronze, Spot Resistant Stainless).
Water Heater: One (1) 50-gallon electric water heater with expansion tank per code.
Water Softener: Pre-plumb only. Water softener not provided.
Hose Bibs: Two (2) included
Master Bath Shower Faucet: Moen fixture.
Master Bath Tub: Acrylic, Royal Tubs; Model dependent on floor plan. (Jetted or Non-jetted).

Recessed Cans: LED Recessed Can Lights. One (1) per Hallway, One (1) at Entry, Four (4) at Living Room, Four (4) at Master Bedroom, One (1) at Master Shower, One (1) at Master Toilet, Three-Four (3-4) in Kitchen depending on plan, One (1) at 2nd bath Shower.
Garage Lights: Two (2) 4’ Wrap Shop Lights.
Weatherproof Outlets: One (1) at Front Porch, One (1) at Back Porch, and One (1) at Outside Breaker.
Smoke Detectors: One (1) inside every bedroom, One (1) in each hall. Combination Smoke/CO2 detectors provided for houses equipped with gas.
Dryer: 220V Outlet, 4-prong.
Security System: One (1) Keypad, Door Sensors, Motion Sensor in Living Room and Master Bedroom (Monitoring Not Included).
Flood Lights: One (1) set of 2-lights at each corner of the house (4-set max).
Data Wiring: Combination Cable TV and Cat5e Data plates to each bedroom and Living Room. One (1) Double Cat5e outlet in common area unless otherwise specified for whole home connectivity (router and Ethernet switch not provided). All lines bundled in attic for service provider hookup.
Electrical Service: 200 AMP service. Underground or Overhead Service are dependent on, but not limited to; Budget, Neighborhood Restrictions, Electrical Service Provider and Lot Conditions.
Under Cabinet Lights: Under cabinet lights provided in kitchen.
Lighting Allowance: Light allowance for all other fixtures.
Drywall: ½” walls and ½” green-board in bath tile areas.
Ceilings: 5/8” standard
Corners: Rounded except for window returns or Square throughout.
